Cooperstown, a graduate of CCS, and after having
been away for many years, have recently returned
to the area. I was originally licensed in 1984,
and have years of experience as a professional
real estate agent.

What is
the best way to list my property?
If you are planning to sell, we strongly
encourage an exclusive listing with us. First,
your property is listed with the Otsego-Delaware
Multiple Listing Service and the Capital Region
MLS within 24 hours of taking the listing. This
provides immediate notice of your desire to sell
your property to the hundreds of member brokers
who service these areas. We provide complete
information to all MLS members, including photos
and any available documentation (property maps,
tax statements, disclosure forms, etc.) to be
prepared ahead of time, to make the sales
transaction as smooth as possible. Your property
can then be found on the ODMLS's website, the
CRMLS's website, and subsequently, on the most
visible real estate website in the country,
Realtor.com. Did you know that now almost 50% of
prospective buyers first use the internet to
locate possible purchases, surpassing newspapers
as the primary media resource for consumer home
searches?
The
benefits of MLS...
I am a strong believer in MLS systems, having
worked in real estate in the Syracuse, Capital
District, and Saratoga areas in the past. As MLS
systems utilize only exclusive listings, this
creates a very cooperative and professional real
estate milieu, and provides the best service to
both sellers and buyers. Members of multiple
listing services are required to share their
listings with other member brokers immediately,
and being guaranteed the listing portion of a
commission, are less worried about spending
advertising dollars to promote a property, or
divulging their listings to their fellow brokers.
In the case of Open Listings,
it is rare for a broker to willingly share the
listing information, as providing this knowledge
immediately makes the entire commission up for
grabs to any other licensed area broker. The
property owner is also responsible for
disseminating his selling desires to all the
brokers in the area, and must juggle everyone's
sales activity him/herself. An Exclusive Listing
with an MLS broker makes it possible for the
listing broker to keep track of all activity on
your property, while cooperatively sharing and
promoting the exclusive listing.
So what about other area
non-MLS member brokers? It is our policy to
promote our exclusive listings to all area
brokers, therefore full descriptive property
sheets of all Exclusive Listings will be
immediately forwarded to other local real estate
agencies in the area. Additionally, we continue
to promote our exclusive listings through
brokers' opens, continuous updating to all area
agencies of any changes in the listings, and of
course while overseeing showings to other
agencies' customers. Our goal at Glimmerglass
Realty is to provide the best service to you, so
the best exposure of your property fulfills that
goal.
